Abbeyfield Housing Society
a) To provide older people with companionship, privacy, independence and security in an affordable, family-type home within their local community - that is the Abbeyfield House.
b) To provide Abbeyfield housing to seniors of all income levels.
c) To make the Abbeyfield House the entry level home for the elderly within integrated, multi-level care facilities in the Saanich Peninsula.
d) To develop sustainable fundraising and recruiting strategies which support local, regional, provincial, national and international growth in the number of Abbeyfield Houses, Care Homes and Friends of Abbeyfield.
e) To pursue other objectives consistent with the Abbeyfield mission “to enhance the quality of life for older people”.
About Us
We are Saanich Peninsula Abbeyfield Housing Society (SPAHS or Abbeyfield Saanich Peninsula) - incorporated under the Society Act of British Columbia in June 2009; registered as a Canadian charitable organization in March 2010 and able to issue tax deductible receipts for donations within Canada; an affiliate of Abbeyfield Houses Society of Canada, the national Abbeyfield organization; and a member of The Abbeyfield Society, the global Abbeyfield organization formed on April 1, 2011 upon the merger of Abbeyfield UK and Abbeyfield International. We are located in North Saanich, Vancouver Island, British Columbia, Canada.
We would like to show you the land we are acquiring for a Campus of Care which will provide a spectrum of housing and care for seniors; allow seniors to age in place; and end the separation of elderly couples in the last years of their lives.
We are optimistic a Campus of Care for seniors could become a reality at 9025 Mainwaring Road. We have seen lands on the Saanich Peninsula that were released from the ALR or developments which benefitted local communities that were permitted within the ALR such as the Panorama Leisure Centre, public schools, parks, residential housing, industrial and marine technology centres. We believe Abbeyfield houses and care facilities on the Mainwaring land would receive similar consideration. We have canvassed the southeast quadrant of North Saanich and the attendees at the Saanich Fall Fair in 2009 and found a very high level of support for Abbeyfield and multi-level housing and care facilities being established together on the same location (aging in place concept).
Our strategy to year 2020 is one of growth based on the land at 9025 Mainwaring Road, North Saanich, BC and on meeting the needs of seniors on the Saanich Peninsula (municipalities of North Saanich, Sidney, Central Saanich and Saanich). We will work with the Vancouver Island Health Authority (VIHA) and its affiliates and give consideration to the needs of other regions on Vancouver Island and the Gulf Islands, and VIHA’s placement policies and fiscal constraints.
It is a strategy which will build on the experience of Abbeyfield in British Columbia and of other Canadian Abbeyfield houses in Ontario, Saskatchewan and Alberta. It will build on the wealth of expertise gained by Abbeyfield in the UK, particularly in the care of dementia, and in 15 other countries including Italy, Australia, New Zealand and South Africa. Most importantly, it will build on the experience of VIHA's Complex Care facilities and those of VIHA’s affiliates.
Our strategy will respect and preserve the rural atmosphere in the southeast quadrant of North Saanich by incorporating horticulture as a program for therapy for all residents and in particular, for residents with mild to moderate dementia. We will also preserve as many native shrubs and trees as possible for songbird habitat.
To gain an understanding of the needs and expectations of residents in the Saanich Peninsula and in the Capital Regional District as a whole, we will conduct a wide range of market studies.
We are raising the funds needed for the land purchase from Saanich Peninsula communities through donations and 3-year term loans at zero% or 2.5% annual interest. Of course, any donations and loans from outside the Peninsula are most welcome as well.

Prior to the Landowner’s passing on September 15, 2010, Abbeyfield Saanich Peninsula expressed its interest to the Executor of the Landowner’s Will to purchase the 2 lots on Mainwaring Road. The 2011 total assessed value for the 2 lots is $2.021 million – Lot 4 (17.54 acres) at 9025 Mainwaring Road is assessed at $1.045 million; and Lot 5 (16.79 acres) at 9075 Mainwaring Road is assessed at $976,000. For 35 years the owner tried to remove the land from the ALR and sub-divide into half-acre rural residential lots but failed due to lack of community support in North Saanich.
In comparison, a 1.87-acre property with an old house (sub-dividable into 2 lots) on Mainwaring Road could sell for about $700,000. The assessed values of half-acre lots on Mainwaring Road range from $370,000 to $380,000.
In Sidney, a 14-unit Abbeyfield house would require 3 adjacent lots to conform to the zoning and building by-laws at a total land cost of $1.8 to $2.0 million.
The probate of the Will was completed in March 2011 and by June 2011, the Beneficiary agreed to sell one of the 2 lots. Abbeyfield Saanich Peninsula has expressed its interest in purchasing Lot 4 – the 17.54 acres at 9025 Mainwaring Road which is adjacent to existing half-acre rural residential lots on Marshall and Mainwaring Road. A provision in the Will requires the Beneficiary to hold the remaining 16.79 acre lot for an extended period of time.
The land consists of 2 parallel lots within the ALR (Agricultural Land Reserve) in North Saanich, bounded by the Patricia Bay Highway to the east and by East Saanich Road to the west.
Mainwaring Road bisects the 2 lots in the middle, making the 34-acre land to look like 4 lots on both sides of Mainwaring.
The land is a short walk to the Panorama Leisure Centre, the new Kelset Elementary School, the Dominion Brook Park and the Canada Experimental Farm on East Saanich Road.
The main bus station is at the corner of McTavish Road/Patricia Bay Highway and is directly below the east boundary of the land. There are several bus stops along McTavish and East Saanich Road which are within walking distance from the land.
Sidney is to the northeast and the Victoria International Airport is to the north -- both 5 minutes away by car. Seaviews galore!
